Riverbank's Median Price Is Sliding. The Homes Next to the New Costco Are Priced Like It Isn't.

If you pulled up Riverbank's housing numbers this summer, you saw a market that looks like it's cooling. The median sale price in July 2026 came in at $511,500, down 13.4% from $590,500 the same month a year earlier. Zillow's home value index shows the typical Riverbank home at $460,514, down 5.1% over the past year. Movoto's list-price data tells a similar story: $522,000 in July, down from $541,450 back in January.

Meanwhile, a few blocks from Oakdale and Claribel roads, KB Home is still selling new construction at Enclave at Crossroads West starting at $551,990, plus the cost of solar. And the community right next door, Parkwoods at Crossroads West from FCB Homes, already sold out completely. Nobody discounted those homes to move them. They sold at prices well above the city's median, and they sold fast enough that there's nothing left to buy.

Those two facts don't cancel each other out. They describe two different products in the same city, and if you're comparing Riverbank against other Central Valley towns right now, knowing which one you're actually looking at matters more than the headline number.

Two Numbers From the Same ZIP Code

Riverbank's citywide figures are dominated by resale activity, existing homes changing hands across neighborhoods that were mostly built out years ago. That's the market where the median is falling and where, according to a July 2026 market report pulled from MLS data, homes are still selling close to full price, with a 97.7% sale-to-list ratio even as days on market improved from 91 in June to 74 in July.

New construction inside Crossroads West is a separate story. It's priced against what's being built around it, not against decade-old resale stock across town.

Worth flagging: July's median sale price was based on just 26 closed transactions, down from 42 the month before. A sample that small can swing on the mix of what happened to close that month, a handful of smaller resale homes versus a couple of larger ones can move a median several percentage points without reflecting any real shift in what buyers are willing to pay. That's a reason to treat any single month's citywide number as a starting point for a conversation, not a verdict.

The Development That Sold Out Its Own Buyers

Parkwoods at Crossroads West wasn't a large subdivision sitting on the market waiting for demand. It filled up, and the listing now simply shows sold out. That tells you the appetite for new construction tied to this specific corner of Riverbank was there before the retail around it had even finished opening.

Enclave, the community picking up where Parkwoods left off, is now the option for buyers who want to be inside Crossroads West rather than adjacent to it. Its homes sit near Crossroads Elementary School, Elizabeth Ustach Middle School, and James Enochs High School, and within a short drive of Del Rio Country Club and the Riverbank Sports Complex, according to the builder's own community materials.

None of that proximity is unique to new construction. Plenty of existing Riverbank homes sit just as close to the same shopping center. What's different is that new-construction pricing at Enclave is being set against the cost of building a home today, land, materials, labor, permitting, not against what a similar three-bedroom resold for two neighborhoods over last spring. That's the mechanism behind the gap. It's not that new construction is overpriced. It's that it isn't priced off the same yardstick as the citywide median at all.

The Retail Center Everyone's Buying Near Is Still Being Built

Here's the part that's easy to miss if you're evaluating Crossroads West from a listing sheet: the shopping center itself is a work in progress, not a finished amenity.

Costco has been open and anchoring the site. TJ Maxx and HomeGoods had their ribbon cutting, hosted by the Riverbank Chamber of Commerce, on Thursday, October 9, 2025, sitting side by side across the driveway from Costco's east end. From there, the tenant list has kept filling in through 2026:

  • Hobby Lobby is moving into a unit next to TJ Maxx, which will make it the third Hobby Lobby location in Stanislaus County alongside the stores in Modesto and Turlock.
  • Trader Joe's was confirmed by the City of Riverbank on March 3, 2026, slated for a 13,500-square-foot pad next to Hobby Lobby. As of that announcement, city officials had pointed to sometime near Thanksgiving as a rough target, with no firm opening date given since.
  • Olive Garden, Skechers, Mancini's Sleepworld, Jersey Mike's, Paris Baguette, 88 Bao Bao, Royal Pan Chinese, and Waba Grill have all been named as part of the lineup filling out the center.

If you're weighing a purchase near Crossroads West today, you're not buying next to a finished amenity. You're buying ahead of one, betting that the pieces still in progress land roughly on the timeline the city has described. That's a reasonable bet given how much has already opened, but it's a different decision than buying next to a shopping center that's fully built and operating.

What This Means If You're Comparing Riverbank to Somewhere Else

If your search has you cross-referencing Riverbank's median price against Oakdale, Modesto, or Turlock, make sure you know which Riverbank you're comparing. The citywide median describes resale homes trading across the rest of the city, a market where prices have eased from last year's levels and buyers currently have a bit more room to negotiate on days on market and terms. It does not describe what a new-construction home inside Crossroads West is likely to cost, because that segment is small, sold out once already, and priced against construction costs rather than comps three streets over.

The practical move is to ask which submarket your specific comps actually belong to before you use the city median to judge whether an offer feels high or low. A $551,990 starting price at Enclave isn't overpriced relative to Riverbank's median. It's simply not the same product the median is measuring.

The retail build-out is worth tracking too, separate from price. Trader Joe's still doesn't have a confirmed opening date as of this writing, so if that specific store is part of why a location appeals to you, it's fair to ask your agent or the builder for the latest word on timing rather than assuming Thanksgiving holds.
